How to start and grow as a real-estate consultant in Egypt: registration, training and the skills that count

Since amendments issued in January 2026, registration in an official brokers' register held by the General Organization for Export and Import Control (GOEIC) is a condition for practising brokerage in Egypt, and it requires specialised training. Then the practical start: a job with a brokerage or developer, deep knowledge of two or three areas, and fluency with payment plan numbers.

If you want to work as a real-estate consultant (broker, سمسار or مستشار عقاري) in Egypt, start with the rules, because they changed in 2026. According to Ahram Gate and Masrawy in April 2026, the Ministry of Investment and Foreign Trade issued amendments on 25 January 2026 to the executive regulations of the law regulating commercial agency and certain commercial brokerage activities. They created an official register of real-estate brokers and made registration a condition for practising. Once your legal status is in order, the rest is work: learn the market, master the numbers, and build client trust one deal at a time.

Do you need to register to work as a real-estate broker in Egypt?

Yes, according to the amendments as reported by Ahram Gate on 27 April 2026. The General Organization for Export and Import Control (GOEIC), under the Ministry of Investment, keeps the official register of real-estate agents, intermediaries and brokers and checks the conditions for registration and renewal. The same report says everyone working in the activity must register as a condition of practice, and that violations can lead to removal from the register or suspension.

The amendments also place duties on the broker, according to the same source:

  • Passing specialised training courses as a condition for registration.
  • Keeping documented electronic records of transactions, contracts and commissions.
  • Including mandatory data in real-estate brokerage contracts.
  • Meeting tax requirements and disclosing amounts paid.

For people already working before the amendments, Masrawy reported on 26 April 2026 a six-month transition period starting the day after the amendment decision was published, and Shorouk News reported on 5 May 2026 that GOEIC's chairman said it ends on 25 July 2026. That window has closed, and as of October 2026 we found no reliable report of an extension. Ask GOEIC directly about your status and the registration steps before you start.

What training is required and what does it cover?

Registration requires specialised training. In July 2026, Daily News Egypt reported that GOEIC signed a cooperation protocol with Property Finder Egypt to deliver training and qualification programmes that help brokers meet licensing requirements. According to GOEIC's legal advisor in the same report, the mandatory training covers:

  • The legal framework for real-estate brokerage.
  • The professional code of conduct.
  • The basics of contract drafting.
  • Anti-money laundering and counter-terrorism financing duties.
  • Practical brokerage skills.

The same report linked this to Law No. 21 of 2022, which requires real-estate brokers to hold government-issued licences to keep practising.

On the developer side, Masrawy reported in January 2026 that the Real Estate Developers Association's (جمعية المطورين العقاريين) plan for 2026 includes launching a specialised real-estate academy to train sector staff and providing at least 500 new jobs for young people at member companies. That is an announced plan, so check whether it has been delivered before relying on it.

Your first job: a company or on your own?

Both routes exist, and each has its logic.

With a brokerage or developerOn your own (freelance)
TrainingOften in-house training and a team to learn fromYou learn by yourself and from the market
LeadsThe company provides some of themYou find all of them
ProjectsThe company's projects or its partners'Your choice, but you need developer relationships
ObligationsTargets, hours and company policyMore freedom, more responsibility

If you are new, a company saves you a lot of time, but read each ad's conditions carefully. One example from a developer: a job ad Bright City Developments published on Wuzzuf on 6 July 2026 for a Junior Real Estate Sales Specialist in Zahraa El Maadi asked for at least one year in the real-estate sector and, as a mandatory requirement, experience selling commercial, administrative and medical projects. So even a junior role at a developer may ask for prior experience. That is one ad, not a market rule.

When you are ready to apply, read our guide to what developers and brokerages look for in consultants.

Your first 90 days: what to focus on

This is a practical plan from experience on the job, not from an official source:

  1. Pick two or three areas and go deep: roads, services and the developers active there. Start with the area guides for New Cairo, the New Administrative Capital and Sheikh Zayed and 6th of October.
  2. Master payment plan math, because the client asks about the down payment, the installment and the total before anything else. Know how a down payment and installments are calculated and produce a payment schedule in minutes.
  3. Learn the market's vocabulary. DP, quarterly, delivery, resale, over, EOI: you should explain each in one sentence. The real-estate glossary and the consultant's client questions glossary help.
  4. Practise presenting a plan and handling objections. You will hear "the installment is too high" and "isn't cash cheaper?" every day, so read how to present a payment plan and answer objections.
  5. Organise your follow up from day one: log every client, the last call, the offer you sent and its validity date.

How to grow after year one

Progress in this job rests on two things any manager looks at: your numbers and your name.

Your numbers: keep a simple personal record of every deal you closed, the area, the unit type and the time from first contact to closing. That record is what you will talk about in your next interview, and keeping records of transactions, contracts and commissions is also part of your legal duty under the 2026 amendments.

Your name: a client who felt you explained the numbers honestly, even one who did not buy, comes back or refers you. Send the client a clear written offer, not figures in a voice note. See how to send an installment PDF on WhatsApp, and how to compare two developer offers when a client is torn.

Over time, consider a specialism: one area, one unit type (coastal, office, residential), or mortgage-finance buyers. A specialism makes you the reference for one thing instead of one of many for everything.

Frequently asked questions

Can I work as a real-estate broker without registering?

Under the January 2026 amendments, as Ahram Gate reported in April 2026, registration in GOEIC's official register is a condition of practice, and violators face removal or suspension. Masrawy reported on 26 April 2026 that the Ministry of Investment moved to catch a building doorman who had practised real-estate brokerage without a licence. Do not start before your status is confirmed.

Do I need a university degree to start?

The reports we reviewed on the amendments mention passing training courses as a registration condition but do not detail education requirements. Shorouk News reported on 5 May 2026 that GOEIC's chairman said a licence requires a commercial register, a tax card and a clean criminal record. Ask GOEIC for the full conditions.

Where are the training courses held?

In July 2026, Daily News Egypt reported GOEIC's protocol with Property Finder Egypt to deliver training and qualification programmes for brokers. Ask GOEIC for the current list of accredited providers before you pay for any course.

How much commission can I earn?

We found no reliable, dated source giving market-wide commission or salary figures, so we give none. Your commission is set in your contract with the company or in the brokerage contract; read those clauses carefully before you sign.

What is the most important skill for a new consultant?

Explaining numbers clearly and honestly. Clients decide on the down payment, the installment and the total, and a consultant who can calculate them on the spot and answer quickly earns trust.
