Location and access
Both cities sit in western Greater Cairo. When Sphinx International Airport began regular domestic flights in January 2019, Ahram Online reported that one of its aims was to serve the 6 October and Sheikh Zayed districts and take pressure off Cairo International Airport in the east.
The main road links named in the sources:
- The Cairo/Alexandria Desert Road. Al-Ahram Gate (November 2025) places the New Zayed expansion directly south of it.
- The Dabaa axis and the Dahshur link. According to Al-Dostour (September 2025), these two, together with the desert road, are the main access routes to the new expansions.
- The Amr Ibn Al Aas Axis in Giza, 4 km long, linking the Northern and Southern Ring Roads. Arab Contractors said in March 2026 that it eases movement between 6th of October, Sheikh Zayed and Mariouteya, that some phases had opened, and that the link from 6th of October and Mariouteya toward El Mounib was in trial operation.
The West Nile Monorail
This is the largest transport project serving the area. Ahram Online reported on 28 August 2026 that the line runs 43.8 km from New October City to Wadi El Nile, with 13 stations in this order: New October, Ahram Canadian University, Sadat, 6th of October University, Engineers Syndicate, Mall of Egypt, Sheikh Zayed City, Alexandria Road, Mansouriya, Mariouteya, Ring Road, Bashteel, Wadi El Nile.
The same report said:
- Trial operation of eight stations, from New October City to the Alexandria Desert Road, was scheduled to start in October 2026, with the remaining section to Wadi El Nile following in the first quarter of 2027.
- Wadi El Nile is an interchange with Metro Line 3, and Bashteel links to the Upper Egypt railway station.
- Engineers Syndicate connects to the Ain Sokhna-Alexandria-Marsa Matrouh high-speed railway, and a future link to phase three of Metro Line 4 is planned at 6th of October University.
If a unit's appeal rests on being near a station, check the actual operating status when you buy. The dates above come from a report published in August 2026.
What is there
How the area is administered
In August 2017 the NUCA board approved splitting 6th of October and Sheikh Zayed into four development authorities: Sheikh Zayed, 6th of October, Hadayek October and New 6th of October. Masrawy reported that the reason was size: the two cities had grown to roughly twice the area of Cairo Governorate. For a buyer this matters in practice, because the authority that covers a plot is where permits and utility questions are handled.
New Zayed
New Zayed is an urban extension of Sheikh Zayed City, south of the desert road and opposite Sphinx International Airport. The Ministry of Housing follows its works as part of NUCA's investment plan. What the sources report on progress:
- In September 2025, Al-Dostour said the expansion project (Decision 77) covers 8,450 feddans, targets about 450,000 residents, and that utility networks were about 38% complete.
- In November 2025, Al-Ahram Gate reported utility networks at about 60%, with road works ongoing, including about 15 km in the first phase, a 36,000 cubic metre water tank, and jacked tunnels under the Dabaa axis and the high-speed railway.
- In May 2026, the Official Egyptian Real Estate Platform reported that NUCA's vice chairman inspected the Zelal housing project in the Decision 77 of 2017 expansions in New Zayed, and the Janna 4 project in Sheikh Zayed City, and called for faster work and handover of units on the approved timeline.
For a buyer, the takeaway is that parts of New Zayed still had utilities under construction in the latest of these reports. Ask about utility status for the specific plot and read the handover date written in the contract.
How to read a payment plan in West Cairo
We do not publish "typical" down payments or plan lengths for this area, because terms differ by developer and by phase. What helps is reading the offer in front of you line by line:
- Down payment: is it a percentage of the contract price or of the discounted price? Is the discount applied before or after the down payment?
- Installment frequency: monthly, quarterly, semi-annual or annual, and whether there are extra yearly payments or a payment on handover.
- Maintenance deposit: the amount and when it is due. It is separate from the unit price.
- Extras: garage, club membership and other fees. See the guide to the total cost of ownership.
- Area: separate built-up area from outdoor or covered areas such as a terrace or garden, and work out the price per square metre on the area the contract states.
- Handover in new expansions: in places like New Zayed, compare the promised handover date with what official sources report about utility progress.
Illustrative example with hypothetical numbers: a 150 square metre unit priced at EGP 6,000,000, with a 10% down payment and the balance over 8 years.
The example leaves out the maintenance deposit, garage and club fees. For how installments are spread in detail, read down payment and installments, and to weigh cash against installments, read comparing payment plans. If you are comparing West Cairo with the east, see the New Cairo and New Administrative Capital guides.
Results are planning estimates; the developer contract sets the final amounts.
Frequently asked questions
Are Sheikh Zayed and 6th of October run by the same body?
Both fall under the New Urban Communities Authority, but in 2017 NUCA split them into four development authorities: Sheikh Zayed, 6th of October, Hadayek October and New 6th of October. Each property falls under one of them depending on its location.
What is New Zayed?
It is an urban extension of Sheikh Zayed City, south of the Cairo/Alexandria Desert Road and opposite Sphinx International Airport. Al-Dostour reported in September 2025 that the expansion covers 8,450 feddans and targets about 450,000 residents, and Al-Ahram Gate reported utilities at about 60% in November 2025.
Does the monorail reach Sheikh Zayed?
Yes. One of the line's 13 stations is named Sheikh Zayed City. According to Ahram Online in August 2026, trial operation of the first eight stations was scheduled for October 2026, with the rest in the first quarter of 2027.
Is there an airport nearby?
Sphinx International Airport lies in western Cairo and began regular domestic flights in January 2019. Ahram Online said at the time that it would serve the 6 October and Sheikh Zayed districts, as well as Fayoum and Beni Suef.
What is the price per square metre in Sheikh Zayed or 6th of October?
We do not quote prices here, because we found no reliable, dated source covering the whole area, and prices vary by project and phase. Work out the price per metre from the offer you have: divide the contract price by the area it states.
