Madinaty is a whole city built by one private developer on land it contracted from the state, and the developer says a City Hall runs operations and maintenance. That matters to a buyer: before you sign, find out who signs the contract with you, who holds the maintenance deposit, and who runs services after handover. This guide collects what the developer's official pages and the press say about the city, with no prices or recommendations, then explains how to check the offer you have.

Location and access
A reference page from Heidelberg Materials, which lists the city among its New Cairo projects, places Madinaty at kilometre 33 of the Cairo-Suez road and says it is near the second ring road. Masrawy, in an April 2026 report on The Spine, describes Madinaty as part of New Cairo.
TMG's site says its commercial project The Strip sits on the edge of Madinaty and Mostakbal City. If you are comparing the two, the Mostakbal City guide covers the other side, and the New Cairo guide explains the road axes and the monorail in the wider city.
On transport, the developer says a bus fleet runs inside and outside Madinaty, including to Heliopolis, Nasr City, Al Rehab and the New Capital. We found no official source naming an East Nile Monorail or LRT station inside Madinaty, so do not count on a station without a document.
What is in the city
The developer's page says each residential zone has a nearby service centre, and every residential phase has at least one mosque, with 18 mosques so far, plus St. Mary and Maregurguis Church. It mentions international, national and experimental schools, universities in the future, hospitals and polyclinics, more than one business district, and CCTV coverage across the city.
Projects the developer lists inside the city:
| Project | What the developer says |
|---|---|
| Madinaty Sporting Club | Over 200 feddans of sports and social facilities |
| Madinaty Golf Club | An 18-hole golf course and a 9-hole footgolf course, managed by Troon |
| Privado | A residential community on 276 feddans near The Spine |
| Four Seasons New Cairo Capital at Madinaty | Residences on over 85 feddans of parkland, shown as "Coming Soon" |
The Spine
TMG announced The Spine at an event at the Cabinet headquarters, Asharq Al-Awsat reported on 18 April 2026. The paper said the project sits inside Madinaty, is being developed with the National Bank of Egypt, and carries announced investments of EGP 1.4 trillion. The project's official site gives a land area of 2.125 million square metres and 165 towers, and calls it a car-free community.
On 20 April 2026 Masrawy reported that the board of the General Authority for Investment and Free Zones approved Orion Urban Development, a TMG company, to set up a special investment zone for the project on 506 feddans. The report said the next steps include completing legal procedures and obtaining a Prime Minister's decree licensing the zone. That is the status as reported in April 2026, so check where it stands before relying on it.
The land, briefly
Ahram Online reported in November 2012 that a court cancelled the sale of the project land in 2010 because the sale method meant it was sold too cheaply, and that a new contract signed in November 2010 gave the state 7% of the project's residential units as the price of the land. In February 2015 Ahram Online reported an EGP 9 billion settlement between the general prosecution and TMG, and in March 2015 that the New Urban Communities Authority had approved the settlement.
How to check a payment plan in Madinaty
We do not list prices or "typical" plan lengths. Offers differ between phases and products, and between buying from the developer and buying from a previous owner. The accurate way is to calculate the offer you hold. Questions worth asking:
- Are you buying from the developer or on resale? On resale, ask the developer directly about the ownership transfer procedure and any fees, and about remaining installments on the unit. The guide to off-plan vs ready units explains the difference.
- How much is the maintenance deposit, when is it due, and who holds it? Ask who manages the deposit and services after handover. See the maintenance deposit explained.
- Does the project you are buying in have an approved planning decree? An example from the area: Ministerial Decree No. 83 of 2024, for a plot south of Madinaty, published by the official real estate platform in September 2024. Its Article 3 bars the allottee from offering units for reservation or sale, or advertising the project, without the Authority's prior approval, and it refers to Prime Ministerial Decree No. 2184 of 2022, which governs unit sales.
- Is the discount applied before or after the down payment, and are installments quarterly or semi-annual?
- Are there club or garage fees outside the price? The total cost of ownership guide helps you list them.
Illustrative example with hypothetical numbers: a unit priced at EGP 4,000,000, a 20% down payment, the rest over 8 years, and a hypothetical maintenance deposit of EGP 300,000.
| Schedule | Installments in 8 years | Installment amount |
|---|---|---|
| Quarterly | 32 | EGP 100,000 |
| Semi-annual | 16 | EGP 200,000 |
Results are planning estimates; the developer contract sets final amounts.
