El Shorouk and Badr often appear side by side in east Cairo offers, sometimes as if they were one area. They are two separate cities, each with its own city authority. El Shorouk lies on the Cairo-Ismailia road and Badr on the Cairo-Suez road. What links them in practice is the Light Rail Transit (LRT) line, which passes through both on its way to the New Administrative Capital. This guide collects what official and press sources say about the two cities, then explains how to check the payment plan you have been offered.

Location and access
Roads
El Watan reported in September 2016 that El Shorouk lies at kilometre 37 of the Cairo-Ismailia road and belongs to Cairo Governorate. For Badr, the official Egyptian Real Estate Platform, covering a tour by the head of the city authority in August 2025, places the city entrance on the Cairo-Suez road and says the tour followed development and beautification works there.
Inside El Shorouk, the Minister of Housing inspected the city's roads and main axes in May 2025, including Engineer Sherif Ismail Square, and asked the city authority to inventory vacant land so it can be used, according to the same platform.
The LRT
In June 2022 Youm7 published the LRT station list. On the line to the New Administrative Capital, El Shorouk and Badr both appear: Adly Mansour, Obour, Mostakbal, El Shorouk, New Heliopolis, Badr, then Robbiki, Capital Gardens, Capital Airport and Arts and Culture City. The paper said the line branches at Badr towards 10th of Ramadan City.
In the winter timetable published by Al-Ahram Gate in October 2025, Badr station is a start and end point for trips to Adly Mansour and to Obour New. In April 2026 Al-Ahram Gate announced a trial run, from 28 April 2026, of 18 air-conditioned minibuses on 3 routes linking El Shorouk's districts to El Shorouk LRT station, timed to match the train schedule. This is the service as the sources described it on those dates, so check current timetables before you rely on them.
What is in El Shorouk
El Shorouk is expanding into recently added areas. According to the official Egyptian Real Estate Platform in January 2025, the Minister of Housing reviewed the status of about 4,732 feddans in the added areas, where about 20,000 regularization requests had been received and about 25% of the added land had been allocated to citizens by public lottery. The same report mentioned road and entrance works in Al Rabia, Al Salam and Geneifa, and ongoing work on 11 buildings in the Sakan Misr project, which brings it to 114 buildings with 2,736 units.
In August 2025 the minister inspected utility network works in Geneifa and asked for a design for a new city gate near the added areas. That is an instruction to design a gate, not an announcement of a finished one.
The British University in Egypt is among the city's landmarks; its official website gives its address as El Sherouk City, Suez Desert Road. According to Al-Ahram Gate, the red route of the new minibus network stops at places such as the British University, the French University, Heliopolis Club and Shorouk Academy.
What is in Badr
Badr is both an industrial and a residential city. In March 2018 Al-Ahram Gate, citing the head of the Badr City Development Authority, reported an industrial area of 2,670 feddans with 1,200 factories. In July 2024 Masrawy quoted the head of the Badr Investors Association as saying the city has about 1,200 factories, 681 of them operating and the rest under construction, and more than 40,000 workers and technicians in engineering, pharmaceutical, metal, textile, chemical, food, furniture and building materials industries.
Badr is also tied to the New Administrative Capital through housing. According to Masrawy in August 2023, the Badr City Authority announced the handover of more than 4,100 units from phase one of Zahret El Asema, a project for state employees relocating to the capital; phase one has 376 buildings with 9,024 units. In August 2025 the head of the city authority inspected the 44-building premium housing project, according to the official Egyptian Real Estate Platform.
Badr University in Cairo is in the city; its official website gives its address as the Entertainment Area, Badr City.
How to check a payment plan in El Shorouk or Badr
We do not list average prices or "usual" installment periods for these cities, because offers vary by developer and no recent official source sets them. It is more accurate to work through the offer in front of you line by line, with a few questions specific to this area:
- Is the plot in the original city or in an added area? In El Shorouk, the added areas were still going through regularization and utility works according to ministry reports in 2025, so ask about the licence and utilities for the plot itself.
- What exactly is the down payment, and is the discount applied before or after it?
- Are installments monthly, quarterly, semi-annual or annual, and how many are there?
