Ain Sokhna's stretch of the Gulf of Suez has beach resorts, but resorts are only part of it. Sokhna port and an industrial area run by the Suez Canal Economic Zone (SCZone) sit on the same coast, and Galala City rises on the plateau above. This guide sets out what official sources and reputable press say about the area, then explains what to check in any purchase offer there before you sign.

Location and access

SCZone's page for the Sokhna industrial area places it next to Sokhna port, on the 30th June axis that runs from Port Said to Zafarana. The authority gives these approximate travel times: about 30 minutes to Suez city, 30 minutes to the New Administrative Capital and its airport, about one hour to Cairo by highway, and about 1.5 hours to Cairo Airport. These are SCZone's own estimates. Actual times depend on where a compound sits along the coast and on traffic.

The short link to the New Capital ties Sokhna to another area in this series. Our New Administrative Capital guide covers the other end of that corridor.

Galala City is served by the main Galala road. In January 2017 the head of the Armed Forces Engineering Authority told Al-Ahram Gate that cutting through the mountain for an 82 km, two-way road was complete, with three lanes in each direction, a 120 km/h design speed and protection against flash floods. An economist quoted by Ahram Online in 2018 said industrial and commercial zones had been designated along the road.

The high-speed rail line

Ain Sokhna is the eastern end of the first high-speed rail line. According to Ahram Online (August 2026), the line runs 660 km from Sokhna through Alamein to Marsa Matrouh, with 21 stations and a control centre. The transport minister toured the Sokhna to New Capital stretch, and a spur of about 6 km links Sokhna station to Ain Sokhna Port for freight. The report said a limited driverless test ran in November 2025 and that six months of passenger-free trial operations were planned from September 2026, ahead of commercial service. On 1 October 2026 Ahram Online reported that the government had tentatively set July 2027 for passenger service on the Ain Sokhna-Marsa Matrouh line. That date is tentative, so treat any date a seller quotes without a source with caution.

What is there

The port and the economic zone

SCZone lists Sokhna port at 23 square kilometres with a 17 metre basin depth, and names DP World as the main operator of the first and second basins. The port has a container terminal with a potential throughput of 1.1 million TEU a year and a second container terminal rated at 1.8 million TEU a year.

The authority says the Sokhna industrial area has 12 industrial developers and more than 240 established, operating projects, with over 30,000 direct and indirect jobs. Its sectors include building materials, chemicals and petrochemicals, pharmaceuticals, food processing, automobile assembly, home appliances and logistics.

Across the whole economic zone, Ahram Online quoted the prime minister in September 2026 as saying there are 212 operating factories and 176 under construction, and that a Chinese company pledged $500 million for a three-phase tyre manufacturing complex in the Sokhna Industrial Zone. The Russian Industrial Zone also includes an Ain Sokhna component: the proposed first phase allocated 500,000 square metres there, according to Ahram Online.

Galala City

Ahram Online described Galala in 2018 as a town 700 metres above sea level between Ain Sokhna and Zaafarana, planned for residential, commercial, educational and tourism uses. The same report mentioned plans for a 1,000-feddan resort area at Ras Abu Al-Darag on the Gulf of Suez, a mountain hotel, a beach resort and a yacht marina.

In December 2018 the president toured the Galala plateau projects. The presidency statement carried by Al-Ahram Gate said more than 100 Egyptian companies and consultancies were carrying out the work under the supervision of the Armed Forces Engineering Authority. In November 2025 the General Authority for Investment and Free Zones (GAFI) said, per Amwal Al Ghad, that the state had completed roads, power, water and sewage networks, a hospital, a university and staff housing. GAFI listed opportunities on Egypt's Investment Map, including a yacht marina for up to 600 yachts and boats, a coastal hotel and the Galala Mountain Hotel, offered through structures such as public-private partnership and usufruct.

Galala University is a private (ahliya) university founded by Presidential Decree 436 of 2020, issued on 13 August 2020, with its seat on the Galala plateau in Suez Governorate.

Developers named in the sources

Ahram Online mentioned the Porto resorts operated by Amer Group in Ain Sokhna in 2018. In 2016 Tatweer Misr launched a new phase of IL Monte Galala, a project of about 2.2 million square metres on the Galala mountain, according to Amwal Al Ghad. These are examples from our sources, not a full list of developers in the area and not a recommendation.

How to check a payment plan in Sokhna or Galala

We do not publish average prices or rental yields for Ain Sokhna here, because we found no reputable, dated source for them. Take the offer you have and run it yourself. These points matter in an area where many buyers want a holiday unit:

  1. Ask whether the price per square metre covers only the built-up area or also the terrace, garden and roof, then work out the price per metre yourself on each definition.
  2. Check whether the discount applies to the full price before the down payment or only to the balance after it. The difference changes every installment.
  3. Monthly, quarterly and annual installments produce different schedules for the same price, so ask for the schedule in writing with dates and amounts.
  4. The maintenance deposit, club fees and garage fees can be separate from the unit price in coastal resorts. See our total cost of ownership guide.
  5. Tie your last installments to the delivery date and finishing level written in the contract, not a verbal promise.
  6. If you plan to rent the chalet out seasonally, calculate the return on your own figures rather than a return someone promises you. Our rental yield guide explains gross versus net yield.

The CalcRealty app builds the full payment plan schedule: down payment, a discount before or after the down payment, the maintenance deposit, and monthly, quarterly, semi-annual or annual installments, with the date, amount and percentage of every payment. It also calculates price per square metre, total unit price and ROI, and exports the result as a PDF in English. Download the app free on Google Play, then read how a developer payment plan is calculated and comparing payment plans.

Results are planning estimates; the developer contract sets the final amounts.
