How developer discounts and cash prices work in Egypt, and how to read them

A developer discount is a cut to the unit price, and a cash price is the price after a discount for paying in full or over a short period. What matters is what the discount is taken from, when it applies (before or after the down payment), and how it compares with the installment price in today's money.

A developer's "cash price" is the unit price after a discount for paying in full, or over a short period, instead of on a long installment plan. Other discounts are cuts to the price for a bigger down payment, an early booking or a limited offer. Before you compare offers, find out three things: what the discount is a percentage of, whether it applies before or after the down payment, and what it is worth against the installment price once time is counted.

Why do developers offer cash discounts?

A cash buyer hands the developer money now, which can replace borrowing. In February 2020, developers quoted by Al Mal News described cash discounts as a way to raise liquidity instead of bank loans, at a time when one of them put bank interest at 18%. Another developer told the paper that companies usually set aside only a small share of units for cash sale, and that most of those units have no premium view or frontage.

Cash discounts are part of the recent picture too. According to Enterprise in March 2026, the consultancy The Board Consulting found that the share of buyers purchasing mainly for investment fell from 55% in 2024 to under 20% in 2025, and that developers responded with longer payment plans, steep cash reductions and smaller built-up areas, keeping prices affordable through adjustments to net present value rather than outright price cuts.

So a large cash discount does not tell you on its own that a unit is cheap. It tells you how much the developer values money today against money spread over years.

What kinds of discount will you see?

Offer wordingWhat it usually meansWhat to confirm
Cash priceThe price if you pay in full at signing, or within a short periodIs it one payment, or a few payments over months?
X% cash discountA share taken off the installment (list) priceWhich price is the percentage of?
Discount for a higher down paymentA cut in return for paying more upfrontIs the discount before or after the down payment?
Fixed discount in poundsA set amount offIs it taken off the whole price or only the installments?
Launch or limited offerA price for a phase or a periodDoes the contract show the discounted price?

How do you compare a cash price with the installment price?

Start by turning the offer into two plain numbers. A discount stated against the installment price looks smaller than the same gap measured against the cash price.

Cash discount % = (installment price - cash price) ÷ installment price Extra paid on installments % = (installment price - cash price) ÷ cash price = 1 ÷ (1 - cash discount) - 1
Cash discountInstallment price is higher than cash by
10%about 11.1%
20%25%
30%about 42.9%
40%about 66.7%
50%100%

Neither number tells you which option is cheaper, because installment payments come later. The fair test is the implied yearly cost: the rate at which the installments are worth exactly the cash price today. The method, with a spreadsheet formula, is in the guide to comparing payment plans.

Illustrative example with hypothetical numbers: what a cash discount costs

An installment price of EGP 4,000,000, a 10% down payment (400,000) at signing, and the rest in equal quarterly installments, the first due three months after signing. The table shows the implied yearly cost of choosing installments instead of cash, for different cash discounts and two plan lengths.

Cash discountCash priceImplied yearly cost, 5-year plan (20 installments of 180,000)Implied yearly cost, 8-year plan (32 installments of 112,500)
10%3,600,000about 4.7%about 3.0%
20%3,200,000about 10.5%about 6.6%
30%2,800,000about 18.0%about 11.1%
40%2,400,000about 28.1%about 17.2%
50%2,000,000about 43.1%about 25.8%

Read it like this: if your money could earn more than the implied yearly cost elsewhere, the installment plan is cheaper in today's money; if it would earn less, or you would have to borrow at a higher rate, the cash price is cheaper. As a reference for the cost of money, the Central Bank of Egypt kept its overnight deposit rate at 19% and its overnight lending rate at 20% on 24 September 2026, according to its press release. Check the current rates, and remember that the return you personally get may differ.

The longer the plan, the lower the implied cost of the same discount, because the installments are spread further into the future. In September 2025, Egypt Independent reported Naguib Sawiris as saying that developers had stretched plans to up to 12 years and that long plans inflate the total price.

Does it matter whether the discount comes before or after the down payment?

Yes, for a percentage discount: the same 5% gives a different discount, down payment and installment depending on the method. The down payment and installments guide works through the three percentage methods with figures, so they are not repeated here.

A fixed discount behaves differently. It is the same number of pounds whichever way it is applied, so the total does not change, only when you pay it.

Illustrative example with hypothetical numbers: a fixed EGP 200,000 discount

Unit price EGP 4,000,000, 10% down payment, the rest over 8 years in 32 quarterly installments.

MethodDown paymentLeft for installmentsQuarterly installmentTotal paid
Before the down payment (down payment on the price after discount)380,0003,420,000106,8753,800,000
After the down payment (discount taken off the installments)400,0003,400,000106,2503,800,000

The total is the same. Applied before the down payment, the discount lowers what you pay at signing by EGP 20,000 and raises each installment by EGP 625 (625 × 32 = 20,000). Applied after it, you pay more upfront and less later.

What about two discounts on top of each other?

When an offer stacks discounts, such as 10% for cash and another 5% for a launch, ask whether the second is a share of the original price or of the price after the first discount. They are not the same:

Second discount on the price after the first: 1 - (0.90 × 0.95) = 14.5% Both on the original price: 10% + 5% = 15%

On a EGP 4,000,000 unit the difference is EGP 20,000 (580,000 against 600,000).

What to ask before you accept a discount

  • Which price is the percentage taken from, and does the contract state the price after discount?
  • Is the cash price paid at signing, or in payments over a few months? If the latter, treat it as a short plan.
  • Is the maintenance deposit worked out on the price before or after the discount?
  • Is the discounted unit the same as the one on the installment offer: floor, view, finishing and delivery date?
  • What happens to the discount if a payment is late?

One more point concerns resale. A legal study of more than 40 contracts, reported by Masrawy in September 2026, found that some developers later re-offer units in the same project with lower down payments and longer plans, which can make resale harder for early buyers. A later, cheaper offer in your project affects what your unit can fetch.

Frequently asked questions

Is a cash discount always worth taking?

Not always. It depends on the size of the discount, the length of the plan you are giving up and what your money could earn or cost you. Work out the implied yearly cost of the installment plan and compare it with that rate.

Why is the cash price so far below the installment price?

Because the installment price includes the cost of waiting. A long plan spreads payments over years, and the developer prices that time into the installment price. That is why a 50% cash discount on an 8-year plan, in the example above, works out at about 25.8% a year, not 50%.

Is a bigger discount on the down payment better?

A discount before the down payment lowers both the down payment and the installments. A discount after it leaves the full down payment in place. Which suits you depends on how much cash you have now.

Can I get a cash discount and still pay in installments?

Some offers mix the two, with a smaller discount for a higher down payment or a shorter plan. Treat each version as its own plan and compare their totals and present values.

Does a discount change the maintenance deposit?

It can, if the deposit is a percentage of the price after discount. The contract decides; ask which price it uses. The maintenance deposit guide explains the deposit itself.

Run the numbers

The payment plan calculator in the CalcRealty app takes a discount before or after the down payment, as a percentage or a fixed amount, and shows the down payment, the installments and a full schedule with the date, amount and percentage of every payment. Run the cash version and the installment version of your offer, save both, and compare them with the method in the guide to comparing payment plans. Get CalcRealty on Google Play.

If you are weighing an off-plan unit against a delivered one, read off-plan vs ready units, and add every extra charge with the guide to the total cost of owning a unit.

Results are planning estimates; the developer contract sets the final amounts.
